Often when a dispute arises with a builder its towards the end of project and there may have been a
number of events that lead to a break down in communication.
This is where Contract Check can assist. We have the building knowledge along with many years of resolving building disputes to ensure a win win situation for all parties. A homeowner can not make a claim against the Builders Warranty insurance unless a builder has disappeared, died or is insolvent. So its in your best interests to resolve a dispute quickly by getting a building expert involved.
In some cases you may be the second owner of a home and we inspect the alleged defects and advise if they are simply wear and tear or due to the builders failures. We inspect and prepare a report based upon acceptable building standards and tolerances.
BUILDERS
Builders set out to do the right thing by a client but some time the client has unreasonable expectations
or has failed to include all their requirements in the building documentation. Often a building owner will
be upset that when they change something it costs more.
We can carry out an inspection on your behalf and provide a detailed report. If the owner obtains and experts report we are prepared to review and comment on that report after viewing the standard of the works. We charge an hourly rate for our services so if you have a difficult situation with a client dont hesitate to call on our expert services.
When you are constructing on or near a boundary you need to lodge works protection notices with the adjoining owners. We recommend Builders undertake a dilapidation survey inside the adjacent properties to record the current condition of the property before commencing work. This is a good form of insurance policy so the owners of the adjoining property can not come back and make claims that you have damaged their property. Should some damage be caused it is easier to assess the level of deterioration and negotiate suitable rectification works.
