Building a new home or undertaking renovations is both an exciting and a stressful time. Building or extending a home is a large financial committment and the associated paperwork can be overwhelming to somebody untrained in this area. The building contract comprises the drawings, specifications, engineering documents and a legal agreement. A building project requires an ongoing relationship with your builder.
If you have had your house custom designed by an architect or designer we can undertake the management of the project once the works have commenced. Often the architect is not interested in the project administration but passionate about the design. Its not a bad idea to have an independent voice when an architect and builder work together on successive jobs. We have managed projects from $250K to $8 million.
Unfortunately it can be very expensive, very inconvenient and emotionally exhausting if things go wrong.
Contract Check are building consultants who offer independent advice so you can inform yourself at all stages of the building project. The best way to ensure a smooth project is to ensure all your requirements are included in the documents at the beginning of the project. That way the builder has a very clear understanding of what needs to be included.
Our Project Management Package allows us to tailor our services to your needs and manage specialist trades such as solar hot water, heating and cooling, landscaping, swimming pools, grey water systems, home theatres, communications and whole house control. We have a range of experienced installers that we can recommend. We ensure all the drawings and services are co ordinated that the builders claims are reasonable and the standard of construction is excellent. We monitor job progress and assess variations and claims for extension of time. Our advice can include energy and sustainability concerns with your new home. In some cases we will carry out inspections after the builder makes each progress claim or attend regular site meetings with you and your builder. We quote an hourly rate for this work.
